East Bay Real Estate, Albany CAYes. Albany homes are still selling over asking in 2026, and buyer competition remains strong for the right properties. Redfin reports that over the three months ending August 2026, Albany homes received about 6 offers on average, sold in roughly 20 days, and the average home sold for about 23% above its list price. The median sale price during that period was about $1.2 million.
But that headline needs context. Selling 20% or 30% over asking does not automatically mean a home gained that much value, and it does not mean every Albany seller should expect a bidding war. The final result depends on the type of property, condition, disclosures, current competition, presentation, and how the home is positioned when it enters the market.
That distinction matters in Albany because this is a relatively small market where a handful of sales can move the monthly numbers quickly.

What Do the Latest Albany Housing Numbers Show?
Albany remains one of the more competitive pockets of the East Bay, but different data sources measure the market in slightly different ways.
| Market Indicator | Latest Albany Reading |
|---|---|
| Median sale price | About $1.2M |
| Average offers | About 6 offers |
| Typical market time | About 20 days |
| Average sale vs. list | About 23% above asking |
| Zillow typical home value | $1,245,398 |
| Zillow year-over-year value change | +5.7% |
| Zillow for-sale inventory | 31 homes |
| Zillow new listings | 9 homes |
Redfin's sale and competition figures cover the three months ending August 2026. Zillow's home-value and inventory figures are updated through August 31, 2026.
The important point is not that one number predicts what your home will sell for. It is that Albany continues to show limited inventory and meaningful buyer competition, while sellers still need to pay attention to the exact segment they are entering.
Have Albany Detached Homes Been Selling Over Asking All Year?
Strong over-asking activity is not new to late summer.
Bay East's detached single-family data showed Albany homes selling for an average of 134% of list price in February 2026, with an average of 11 days on market. Only four detached homes closed that month.
In March, nine detached Albany homes closed. The average sale-to-list ratio was still 132%, with an average of 14 days on market.
Buyer competition for detached Albany homes has been real, but small sample sizes can move citywide averages quickly. Use Albany market statistics as context, not as a promise.
Does Selling 20% Over Asking Mean My Home Is Worth 20% More?
No.
The list price is a marketing decision. The final sale price is what the market ultimately produces.
A home listed at $1,000,000 and sold at $1,250,000 closed 25% over asking. But that does not necessarily mean buyers unexpectedly added $250,000 of value to the property.
The listing may have been intentionally positioned below the range suggested by comparable sales in order to attract attention and competition. Another seller may list closer to expected market value and receive an excellent offer at or near asking. Those can both be successful outcomes.
That is why I would never evaluate an Albany sale by the over-asking percentage alone.
- What did comparable homes actually sell for?
- What was the home's condition?
- What property type was it?
- How strong were the disclosures and inspections?
- What competing listings were available that week?
- How many qualified buyers engaged with the property?
The final sale price matters more than the size of the gap between list and sale.
Why Does Property Type Matter So Much in Albany?
Because an Albany condo and an Albany detached single-family home should not automatically be treated as the same market.
Redfin's broader city statistics include multiple property types, while Bay East's detached-home report specifically measures single-family detached properties.
A detached home with outdoor space, architectural character, and limited direct competition may attract a very different buyer response than a condo with HOA dues, shared building responsibilities, insurance considerations, and several similar units available.
For condo sellers, buyers may spend more time reviewing HOA dues, reserves, insurance, assessments, meeting minutes, building maintenance, and comparable units within the same complex.

Should Albany Sellers Intentionally List Low to Create Multiple Offers?
Not automatically.
A lower launch price can attract more attention in some situations, but there is no rule saying every Albany home should be priced below its expected market value.
A successful pricing strategy depends on recent comparable sales, active competition, condition, property type, buyer demand, the seller's timing, and how much uncertainty buyers may see in the property.
Pricing too high can reduce early interest. Pricing too aggressively low without a clear strategy can also create unnecessary risk.
The goal is not to manufacture the biggest possible over-asking percentage. The goal is to position the home so qualified buyers understand the opportunity and compete when the market supports it.

What Makes Albany Buyers More Comfortable Competing?
Competition usually becomes stronger when buyers have fewer unanswered questions.
The goal is not to make a home appear perfect. The goal is to reduce avoidable uncertainty.

What Does Albany's 20-Day Market Time Really Mean for Sellers?
Redfin currently reports that Albany homes are selling in roughly 20 days on average.
That does not mean a seller should simply list the home and wait three weeks.
If buyers immediately schedule showings, request disclosures, return for second visits, or have agents asking detailed questions, that tells you one thing. If the home receives very little serious activity during the first week or two, that tells you something different.
It should not become the strategy.
Why Should Albany Sellers Be Careful With Citywide Averages?
Albany is small enough that monthly results can move substantially based on a relatively limited number of transactions.
Zillow, for example, reported only 9 new listings in Albany during August 2026 and 31 homes in its for-sale inventory measure at month-end. Meanwhile, Bay East recorded just four detached sales in February and nine in March.
For an individual seller, the better question is not:
"What is Albany doing?"
It is:
"What are the closest substitutes for my home doing right now?"
A seller should study the homes a buyer is realistically choosing between, not simply every property carrying an Albany address.
Are Albany Home Values Still Holding Up in 2026?
Zillow's typical Albany home value was $1,245,398 as of August 31, 2026, up 5.7% from a year earlier.
That gives sellers useful broader context, but it is not the same thing as a current market value for an individual property.
Your home's value can still vary substantially based on location within Albany, property type, lot and usable outdoor space, size and layout, condition, updates, disclosures, and current nearby competition.
Automated citywide data is useful for understanding direction. It should not replace a property-specific comparable-sales analysis.
What Should I Do Before Choosing an Albany List Price?
Start with the smallest useful market.
Instead of beginning with all Albany sales, identify the homes a buyer would genuinely compare with yours.
I would look at recent closed sales, current competition, pending activity when information is available, condition, size, property type, and how each comparable was positioned.
Then decide what you want the launch price to accomplish.
For one home, the best strategy may be to encourage broad early attention. For another, it may be to price closer to expected value and wait for the right buyer. And for another, the first priority may be resolving condition or disclosure questions before pricing becomes the main conversation.
There is no universal Albany pricing formula. That is exactly why a local strategy matters.
So, Are Albany Homes Still Selling Over Asking?
Yes, many Albany homes are still generating strong competition and selling above their asking prices in 2026.
Redfin's most recent three-month data shows roughly six offers per home, about 20 days on market, and average sale prices around 23% above list. Earlier Bay East detached-home reports also showed average sale-to-list ratios above 130%.
"Albany can still reward a strong launch, but your list price, final sale price, and over-asking percentage are three different things."
A strong result starts with understanding the specific home, the specific competition, and the buyers likely to compare the two.

Frequently Asked Questions About Selling a Home in Albany, CA
Are Albany, CA homes still selling over asking in 2026?
Yes. Redfin reports that Albany homes sold for about 23% above list price on average over its recent three-month competition window ending August 2026. Individual outcomes vary significantly by property type, condition, pricing, and competition.
How long are Albany homes taking to sell?
Redfin reports roughly 20 days on market over the three months ending August 2026. Some homes move considerably faster while others take much longer, so sellers should compare their property with similar recent listings rather than treating 20 days as a deadline.
How much are Albany homes selling for in 2026?
Redfin reported a median sale price of approximately $1.2 million over the three months ending August 2026. Zillow's separate home-value index placed Albany's typical home value at $1,245,398 as of August 31, 2026. These metrics measure different things and should not be treated as interchangeable.
Should I price my Albany home below market value to create a bidding war?
Not automatically. An attractive launch price can encourage competition in some situations, but there is no guarantee of multiple offers. Pricing should be based on the property, comparable sales, current competition, seller goals, and the strategy for that particular launch.
Do Albany condos sell the same way as single-family homes?
Not necessarily. Condos may be affected by HOA dues, reserves, insurance, assessments, building condition, and competition from similar units. Detached-home statistics should not automatically be used to price an Albany condo.
What should an Albany seller do first?
Start with a property-specific market review rather than a citywide estimate. Compare your home with recent similar sales and active competition, then review condition, disclosures, preparation, and pricing before deciding when and how to launch.
